　　《楼市观察》:胡先生,您好!在过去的一两年里,全国房产市场的发展情况怎样,热点是什么?请您简单为我们介绍一下。
　　胡磊:过去的一两年是全国楼市最热闹的时候,有的人因房价过高买不起房，而却又有广州房叔、北京房叔、西安房叔等动辄坐拥十几套或几十套房产的人出来，总的来说,比前些年,国内楼市可以说是有了"翻天覆地"的变化,这种地产热,比起徐州、临沂等城市,实际上是迟到的开发热。
　　《楼市观察》:在现在济宁这个房产市场环境中,影响房地产市场发展的主要因素有哪些?或者更具体的说就是影响房价的主要因素有哪些?
　　胡磊:影响房价的主要因素,要从两个角度来看。从成本的角度来看,就是地价、建材、人工、税费的上涨幅度；从市场的角度来看,则是供求关系。这两年国内地价仍在上涨,对房价产生一定的上涨动力,当然，他认为国内出现在的大批的广州房叔西安房叔或北京房叔这种现像是不正常的，但由于近几年拆迁量大,土地供应量及新房上市量均在快速增加,市场上出现了供大于求的现象,对房价形成一定的打压。只要房产不再成为热捧的投资品,那么房价就会保持在一个比较稳定的运行空间。当然,这里不排除有特色、有创新的个例,因为附加值高而出现高房价的现象,但那肯定不是普遍现象。

　　《楼市观察》:济宁市房地产的发展水平在全国市场中处于一个什么样的层次?济宁市的房价在全国市场处于一个什么水平?
　　胡磊:目前,济宁楼市在全国地市级以上城市中处于中等偏下的层次。这主要是因为济宁房产开发热到来比较晚。当前市场没有太多的好项目或品牌公司开发的项目。房价在三级城市中略偏高,这是因为之前开发量少的原因,但这一现象会在2013年因供求关系的变化而改变。
